NWWI Appraisal by a Certified Appraiser

A fast and thorough home appraisal by a certified appraiser, recognized by all banks in the Netherlands.

What is included in an appraisal report?

Our real estate agents provide a validated appraisal report. This report contains essential information about the property that lenders require to approve a mortgage. It includes the market value, as well as details about the property’s size, condition, and location.

Additionally, external factors must be included in the report, such as zoning plans for the area that could impact future market value. Based on the contents of the appraisal report, the lender determines whether or not to grant the mortgage.

What is the difference between an appraisal report and a structural inspection?

An appraisal report is not the same as a structural inspection. A structural inspection is a comprehensive technical assessment that reveals any hidden defects in a property. For mortgages with NHG (National Mortgage Guarantee), a structural inspection is sometimes required, for example, for non-renovated apartments built before 1940.

When should you request an appraisal?

A purchase agreement often includes the financing contingency clause. An appraisal report plays a crucial role in this process, as your mortgage amount is based on the appraised property value stated in the report. Therefore, it is essential to have the appraisal conducted well in advance, before the financing contingency expires.

Why an NWWI appraisal?

In 2009, the NWWI (Nederlands Woning Waarde Instituut) was established. This institute is recognized by NHG (National Mortgage Guarantee) and ensures the quality and reliability of home appraisals. All banks in the Netherlands require an appraisal report prepared by an appraiser registered with the NWWI. This ensures that every appraisal follows the same clear guidelines.
